Retreat Village Shopping Center in St. Simons Island, GA was acquired in a distressed situation with an operating partner based out of Atlanta, GA. Anchored by Winn-Dixie, the property was in payment default on a securitized loan. The acquisition price included the loan balance as well as penalty and default interest due to the lender. During the ownership period, several vacant suites were leased and capital investments in the façade and mechanical systems were executed. The asset was sold to a trade purchaser based in California at a price that delivered proceeds significantly higher than anticipated at acquisition.
