SCM Georgetown Investors, LLC was a direct investment acquisition of nine townhomes encompassing 50 beds surrounding Georgetown University in Washington, D.C. The business plan included increasing rental rates and potentially acquiring additional townhomes to gain critical mass for a potential master lease arrangement with the University. After acquisition, Georgetown University Juniors were required to live on campus and one of the submarkets transitioned to owner-occupied renovations. SCM attempted to construct a joint-venture to renovate and sell to owner occupants, but the cost-benefit of the investment did not warrant calling additional capital and the portfolio was liquidated.
