Fourthline Capital Management, LLC (“FLC”) is a focused commercial real estate investment platform dedicated to capitalizing the development and acquisition of irreplaceable properties in exceptional locations alongside best-in-class sponsors and operators. FLC is not a fund; we deploy the equity of our principals and related family enterprises into bespoke partnership structures on a stand-alone basis to optimize the business plan and value creation for each asset.
Our institutional-level deal execution and experience, combined with patient generational capital, provides a unique competitive advantage for our partners, where hold periods can range from 3 years to 50 years or more. FLC specializes in preferred, hybrid-preferred and joint-venture equity placements in all asset classes with total deal sizes ranging from $25MM to $65MM.

C. Jacob Farver ("Jake")
Mr. Farver is the founding partner of Fourthline Capital Management, LLC (“FLC”) and is responsible for directing the firm’s strategic growth and day-to-day operations. Mr. Farver has over two decades of experience in the commercial real estate (“CRE”) industry, having spent the majority of that time directing operations for the Eastern United States on behalf of Somera Capital Management, LLC, including a subsidiary business unit, Somera Capital East, LLC (“SCE”), which was established in 2017. Mr. Farver led the growth of SCE to over $300MM in portfolio value with approximately $100MM of equity under management across a diverse set of unique assets primarily located in the Mid-Atlantic and Southeastern United States. FLC is an evolution and rebranding of the SCE business model as Mr. Farver will continue to focus on deliberate and strategic portfolio growth investing alongside like-minded single-family offices and UHNW investors. Mr. Farver’s experience and expertise lies in structuring investments and joint-venture partnerships for both structured equity, joint-venture equity and long-term generational portfolio construction.
Mr. Farver also serves as the Co-Chairman of the family office serving his own family’s enterprise. Mr. Farver is a fourth-generation shareholder of a manufacturing business founded by his great-grandfather in 1925, which the family still owns and controls. Mr. Farver was integral to the formation of their family office more than two decades ago, which was also a catalyst for his desire to work alongside other SFO’s and private investors who share a passion for aligned partnerships and a “investor as partner” mentality. In his Chairman role Mr. Farver focuses on investments, family enterprise governance, and transition dynamics for rising generations.
Mr. Farver is an active leader, speaker and participant in both real estate and family enterprise organizations that support his dual passions of real estate investment and multi-generational private enterprise growth. Mr. Farver, his wife Claire, and their two children reside in Washington, DC. Mr. and Mrs. Farver enjoy supporting organizations focused on education and mental health in addition to establishing a scholarship at their alma matter, Wake Forest University, focused on supporting students that are the first in their family to pursue a bachelor’s degree.
Eric Gittleman
Mr. Gittleman is Partner and Director of Acquisitions of Fourthline Capital Management, LLC (“FLC”). In this role, Mr. Gittleman is responsible for the identification, assessment, and structuring of new investment opportunities that mutually benefit FLC and its sponsor partners. Mr. Gittleman also directs the investment management of assets post-acquisition and manages dispositions.
Mr. Gittleman has over 20 years of experience in commercial real estate (“CRE”) and managing investment partnerships, having worked previously at Somera Capital Management, LLC (“Somera”), including a subsidiary business unit, Somera Capital East, LLC (“SCE”). During his 16 years at Somera, Mr. Gittleman was instrumental in facilitating over $300MM of asset transactions along the East Coast. These transactions encompass a diverse range of CRE asset classes, including new developments and value-add repositioning. His innovative equity structures enable FLC to forge successful partnerships with best-in-class sponsors focusing on exceptional asset locations. Mr. Gittleman graduated from The George Washington University with a B.A. in Finance. Mr. Gittleman, his wife Hayley, and their two children reside in the Washington, D.C. area.
Eduardo Arboleda
Mr. Arboleda is Partner and Director of Business Development of Fourthline Capital Management (“FLC”). He is responsible for building the firm’s network of like-minded single family office, HNWI and institutional investor partners. Mr. Arboleda has been a real estate investor and advisor for over a decade, investing in multiple property types across different geographies and strategies.
Mr. Arboleda is co-founder and President of The EVR Group, his family’s private investment company. As such, he manages EVR’s investments in real estate and private equity, executing both direct deals and allocations through operating partners. Mr. Arboleda’s family roots are in Colombia, where his grandfather founded a beverage manufacturing and distribution company with operations across Latin America.
Mr. Arboleda graduated Clark University with a BA in Government and International Relations and an MBA in International Relations. Mr. Arboleda and his wife, Maria Antonia, live with their two children in Miami, FL, where they enjoy golfing, going to the beach, cooking, and traveling.
